Terms
Short, because the policies they describe are short. Everything below is also said in ordinary words somewhere else on this site, which is deliberate.
What a booking is
A contract between you and The Woodside Inn, LLC for a ROOM TYPE for a range of nights, not for a numbered room. A stay runs from the night you arrive to the morning you leave; the check-out date is not a night and is not charged. Which particular room of that type you are given is decided on the day, with one exception: the step-free ground-floor room is held for the guest who booked it.
Price
Each night is priced separately and the nights are added together. The rate for a night is the room's own rate, plus $30 if it is a Friday or Saturday night, plus or minus the seasonal adjustment published on the rates page. Tax is added on top and shown before you confirm. The total you are shown on the booking page is the total.
Cancellation
Cancel more than three days before the day you arrive and there is nothing to pay. Inside three days we charge the first night. That is the whole policy, it is the same policy for every room and every rate, and there is no cheaper rate with worse terms hiding behind it. A group of four rooms or more, and a whole-house booking, carry different terms which are set out on their own page and stated before any deposit is taken.
If we cannot house you
If we have to cancel a confirmed booking we will telephone rather than e-mail, find and pay for a room at another property in this neighbourhood where the rate is higher, and pay for the journey to it. That is the whole remedy. There is no further compensation and we would rather say so than leave you to imagine something larger.
Your responsibilities
That the number of people in the room matches the number on the booking, which is a fire-safety count. That the house is quiet from 10:00pm. That nobody smokes indoors. That a dog is only in a room we agreed a dog could be in. Damage is charged at what it costs to put right, itemised, and there is no deposit held against it.
This website
The rates, availability and descriptions here are maintained carefully and can still be wrong. An obvious error — a rate that is a tenth of what it should be, a room type shown as available that the calendar says is closed — is not a contract, and we will tell you within one working day rather than at the door. Everything else on the page is what you get.
Law
New York law, and the courts of New York State.
And the part that matters most on this particular site
This is a demonstration website. The Woodside Inn is not a real business, no room here can actually be booked, and the telephone number is a placeholder. It was built to show what a small hotel gets for a fixed price. Nothing you do on this website creates any agreement with anybody, because there is nobody at the other end of it. It exists to show what this kind of site can do.
