Rates and what is included

Every rate this inn charges is on this page, and so is every mechanism that moves it. There is one rate per room per night, the same cancellation terms on all of them, and no cheaper rate with worse conditions hiding behind a cheaper number.

  • A Friday or Saturday night is $30 more
  • Three seasonal date ranges, listed below
  • No resort fee and no service charge

The rooms

Nightly rates before tax. A Friday or Saturday night is $30 more; seasons are listed underneath.
RoomSleepsMidweekFriday and SaturdayMinimum stay
The Garden Queen 3 $189 $219 One night
The Parlour King 3 $229 $259 One night
The Attic Double 4 $209 $239 One night
The Courtyard Twin 2 $179 $209 One night
The Long Room Suite 4 $329 $359 2 nights
The Snug 1 $139 $169 One night

The three things that move a rate

  1. The room. Each type has its own nightly rate, in the table above. It is the same rate for one guest as for two — we do not charge per person, and the Snug is cheaper because it is a smaller room rather than because one person is in it.
  2. Friday and Saturday nights, $30 more. A flat amount, the same on every room. It applies to the NIGHT, so a Friday-to-Sunday stay pays it twice and a Sunday-to-Tuesday stay does not pay it at all.
  3. The season, plus or minus a flat amount. Three ranges in the published year, in the table below. Nothing here is a percentage, because a percentage compounds with the weekend uplift and produces a number nobody at a front desk can explain.
Seasonal adjustments. These apply to the NIGHT, so a stay that crosses a boundary is priced night by night and pays both.
SeasonFirst nightLast nightAdjustment
Autumn 15 September 2026 8 November 2026 +$40
Winter 5 January 2027 28 February 2027 $-25
Late spring 20 April 2027 15 June 2027 +$25

Autumn. Late September to early November is the busiest stretch of the year in Queens and the only time we are reliably full midweek. The rate goes up by forty dollars a night and the minimum stay over weekends goes to two nights.

Winter. January and February are quiet and the garden is not much use to anybody. The rate comes down by twenty-five dollars a night. Nothing else changes: the same rooms, the same breakfast, the same people.

Late spring. The garden comes back and so does the demand for it. Twenty-five dollars a night, and no change to the minimum stay except over the last weekend in May.

Tax

New York State and City taxes and the city occupancy charge come to 14.75% of the room charge plus $3.50 a night. The booking page calculates them and shows them on the same screen as the room rate, above the button rather than after it. There is no resort fee, no facility fee, no service charge and no city fee we have invented to sit beside the real ones.

What every rate includes

Breakfast, cooked, for everyone in the room

Not a continental tray and not a voucher. Eggs done how you ask, bread from the bakery four blocks away, fruit, yoghurt, coffee and tea, served in the breakfast room between the hours on the breakfast page. It is in the rate for every guest in the room, including children.

Wi-fi that works

One network, the same speed in every room and in the garden, no charge, no tier and no captive portal to sign into every morning. It is fast enough for video calls from the top floor, which is the test that actually matters.

The garden, the parlour and the fire

Ninety feet of walled garden with a terrace, and a front parlour with a fireplace that is lit from October. Both are open to guests all day and neither is bookable, so they are always there.

Tea and coffee on every landing

A kettle, a grinder and decent coffee on each of the three landings rather than a sachet tray in each room. It is a better cup and it means less of what the housekeeping page calls the small plastic problem.

Luggage before and after

We will take your bags from seven in the morning on the day you arrive and keep them until ten at night on the day you leave, at no charge, whether or not the room is ready.

All taxes shown before you book

The total on the booking page is the total. New York City and State taxes and the city occupancy charge are calculated and shown on the same screen as the room rate, not added at the end.

Cancellation, in one sentence

Cancel more than three days before the day you arrive and there is nothing to pay. Inside three days we charge the first night. That is the whole policy, it is the same policy for every room and every rate, and there is no cheaper rate with worse terms hiding behind it.

Free until three days before you arrive. Free cancellation until three days before arrival. Inside three days we charge the first night. Same terms on every room, and a cancel link in your confirmation e-mail that needs no password.

Some nights carry a minimum stay. Some rooms and some dates carry a minimum stay. It is applied by the booking engine before you get to a price, and the reason is given rather than implied.

Closed to arrivals is not the same as full. A handful of days a year we do not check anybody in, though guests already staying are unaffected. Those days are listed with their reasons rather than shown to you as “no availability”.

Check availability

Give the form the night you arrive, the morning you leave and how many of you there are. It checks every night of the range rather than the first one, prices each night on its own and shows you the arithmetic before you type a name. If a night in the middle is full it says so and offers you the ranges nearby that do work.
