The Garden Queen

The four ground-floor rooms at the back of the house, each with a sash window that opens onto the garden and very little between you and it. They are the quietest rooms we have, because the garden wall takes the street noise out, and they are the ones people book again.

  • One queen bed
  • 210 square feet
  • Ground floor
  • One night minimum

The room

Two hundred and ten square feet is not large, and the room is arranged around that rather than pretending otherwise: the bed sits under the window, the wardrobe is an oak rail behind a linen curtain, and there is a chair and a small table rather than a desk. One of the four, the one nearest the garden door, is our step-free room and is described in full on the accessibility page.

What is in the rate, and what is not

The second list is the one worth reading. A guest who books this room knowing what it does not have is a guest who is not disappointed on arrival, and that is worth more to us than a booking we talked somebody into.

Included

  • A queen bed made with cotton percale, and a wool blanket folded at the foot
  • A private bathroom with a shower over the bath, and towels changed on request rather than daily
  • Breakfast for everyone in the room
  • A carafe of water refilled each afternoon, and tea and coffee things on the landing
  • Wi-fi, which is the same wi-fi in every room and is fast enough for video calls

Not included, and not available

  • A desk. If you are here to work, the Snug and the Long Room Suite have one
  • A bath you can lie down in. The bath is a standard three-quarter tub with a shower over it
  • A television. There are none in any room in the building

What this room costs

Three flat numbers move a nightly rate here and none of them is a percentage: the room's own rate, an extra $30 on a Friday or a Saturday night, and a seasonal adjustment on the date ranges below. Add them up and you have the price. Tax is 14.75% plus $3.50 a night and is shown on the booking page on the same screen as the room, not added at the end.

Why the rate changes

Some nights carry a minimum stay. Some rooms and some dates carry a minimum stay. It is applied by the booking engine before you get to a price, and the reason is given rather than implied.

Free until three days before you arrive. Free cancellation until three days before arrival. Inside three days we charge the first night. Same terms on every room, and a cancel link in your confirmation e-mail that needs no password.

The other rooms

The Parlour King

The Parlour King

from $204 a night

  • One king bed
  • Sleeps 3
  • First floor, front
  • A bay window over 61st Street

Three front rooms on the first floor, each with the original bay window and the deep sills that come with a 1926 house. They are the biggest doubles in the building and the lightest rooms in the morning, and they face the street, which is a trade you should make deliberately.

About this room

The Attic Double

The Attic Double

from $184 a night

  • Two double beds
  • Sleeps 4
  • Second floor, under the eaves
  • A dormer window over rooftops

The three rooms on the top floor, each with two double beds under a sloping ceiling and a dormer window looking over the rooftops towards the elevated line. They sleep four, which makes them the rooms families and pairs of friends take, and they are two flights up with no lift.

The Courtyard Twin

The Courtyard Twin

from $154 a night

  • Two single beds
  • Sleeps 2
  • First floor, rear
  • The brick courtyard

Two rooms at the back of the first floor with two proper single beds rather than a double split in half. They look onto the small brick courtyard rather than the garden proper, which makes them darker in the afternoon and quieter at every hour.

There are 4 of these in the building, so availability is a real number rather than a scarcity message. Give the form your dates and it will tell you whether one is free on every night of them.
