The Parlour King

Three front rooms on the first floor, each with the original bay window and the deep sills that come with a 1926 house. They are the biggest doubles in the building and the lightest rooms in the morning, and they face the street, which is a trade you should make deliberately.

  • One king bed
  • 285 square feet
  • First floor, front
  • One night minimum

The room

The bay holds a small round table and one armchair, which is where people end up sitting. The fireplace is original and closed off, and the surround is the one piece of joinery in the building we did not touch. Street noise is real and honestly described on the page about what a 1926 building sounds like; if it matters to you, take a Garden Queen or a Courtyard Twin instead.

What is in the rate, and what is not

The second list is the one worth reading. A guest who books this room knowing what it does not have is a guest who is not disappointed on arrival, and that is worth more to us than a booking we talked somebody into.

Included

  • A king bed with cotton percale linen and a wool blanket
  • A private bathroom with a separate shower rather than a shower over the bath
  • Breakfast for everyone in the room
  • A bay window with a table and chair, and the best morning light in the house
  • Wi-fi, and two sockets by the bed rather than one

Not included, and not available

  • Quiet. This is a front room on a street with buses on it
  • A bath. These three rooms have a shower only
  • A television, air conditioning you control from bed, or a minibar. There are none anywhere here

What this room costs

Three flat numbers move a nightly rate here and none of them is a percentage: the room's own rate, an extra $30 on a Friday or a Saturday night, and a seasonal adjustment on the date ranges below. Add them up and you have the price. Tax is 14.75% plus $3.50 a night and is shown on the booking page on the same screen as the room, not added at the end.

Why the rate changes

Some nights carry a minimum stay. Some rooms and some dates carry a minimum stay. It is applied by the booking engine before you get to a price, and the reason is given rather than implied.

Free until three days before you arrive. Free cancellation until three days before arrival. Inside three days we charge the first night. Same terms on every room, and a cancel link in your confirmation e-mail that needs no password.

The other rooms

The Garden Queen

The Garden Queen

from $164 a night

  • One queen bed
  • Sleeps 3
  • Ground floor
  • Straight onto the walled garden

The four ground-floor rooms at the back of the house, each with a sash window that opens onto the garden and very little between you and it. They are the quietest rooms we have, because the garden wall takes the street noise out, and they are the ones people book again.

About this room

The Attic Double

The Attic Double

from $184 a night

  • Two double beds
  • Sleeps 4
  • Second floor, under the eaves
  • A dormer window over rooftops

The three rooms on the top floor, each with two double beds under a sloping ceiling and a dormer window looking over the rooftops towards the elevated line. They sleep four, which makes them the rooms families and pairs of friends take, and they are two flights up with no lift.

About this room

The Courtyard Twin

The Courtyard Twin

from $154 a night

  • Two single beds
  • Sleeps 2
  • First floor, rear
  • The brick courtyard

Two rooms at the back of the first floor with two proper single beds rather than a double split in half. They look onto the small brick courtyard rather than the garden proper, which makes them darker in the afternoon and quieter at every hour.

There are 3 of these in the building, so availability is a real number rather than a scarcity message. Give the form your dates and it will tell you whether one is free on every night of them.
