The Courtyard Twin

Two rooms at the back of the first floor with two proper single beds rather than a double split in half. They look onto the small brick courtyard rather than the garden proper, which makes them darker in the afternoon and quieter at every hour.

  • Two single beds
  • 195 square feet
  • First floor, rear
  • One night minimum

The room

These are the rooms colleagues travelling together take, and the rooms we suggest to anyone who wants to be sure of a quiet night. The beds are three foot singles that cannot be zipped together into a double, which is a limitation rather than a feature and is said here rather than discovered on arrival.

What is in the rate, and what is not

The second list is the one worth reading. A guest who books this room knowing what it does not have is a guest who is not disappointed on arrival, and that is worth more to us than a booking we talked somebody into.

Included

  • Two single beds with cotton percale linen and wool blankets
  • A private bathroom with a shower over the bath
  • Breakfast for both guests
  • The quietest aspect in the building after the Garden Queens
  • Wi-fi

Not included, and not available

  • A double bed. The beds do not join and we cannot make them into one
  • Much afternoon light. The courtyard is north-facing and the wall is high
  • A television or a desk

What this room costs

Three flat numbers move a nightly rate here and none of them is a percentage: the room's own rate, an extra $30 on a Friday or a Saturday night, and a seasonal adjustment on the date ranges below. Add them up and you have the price. Tax is 14.75% plus $3.50 a night and is shown on the booking page on the same screen as the room, not added at the end.

The other rooms

The Garden Queen

The Garden Queen

from $164 a night

  • One queen bed
  • Sleeps 3
  • Ground floor
  • Straight onto the walled garden

The four ground-floor rooms at the back of the house, each with a sash window that opens onto the garden and very little between you and it. They are the quietest rooms we have, because the garden wall takes the street noise out, and they are the ones people book again.

About this room

The Parlour King

The Parlour King

from $204 a night

  • One king bed
  • Sleeps 3
  • First floor, front
  • A bay window over 61st Street

Three front rooms on the first floor, each with the original bay window and the deep sills that come with a 1926 house. They are the biggest doubles in the building and the lightest rooms in the morning, and they face the street, which is a trade you should make deliberately.

About this room

The Attic Double

The Attic Double

from $184 a night

  • Two double beds
  • Sleeps 4
  • Second floor, under the eaves
  • A dormer window over rooftops

The three rooms on the top floor, each with two double beds under a sloping ceiling and a dormer window looking over the rooftops towards the elevated line. They sleep four, which makes them the rooms families and pairs of friends take, and they are two flights up with no lift.

There are 2 of these in the building, so availability is a real number rather than a scarcity message. Give the form your dates and it will tell you whether one is free on every night of them.
